**Bookkeeper
Priority Location:** South Africa
Working Hours: Part-Time, 20 hours per week, EST timezone
Type of contract: Independent Contractor

About the Role: We are an affordable housing real estate developer seeking a detail-oriented Bookkeeper to support our finance team, working closely with the CFO. This role has two primary focuses: assisting with the migration of our accounting data
from QuickBooks to Sage Intacct, and maintaining accurate day-to-day financial records across our development and property entities once the transition is complete. This is a great opportunity for someone who enjoys both project-based work and the steady rhythm of daily bookkeeping in a mission-driven organization.
Key Responsibilities QuickBooks to Sage Intacct Conversion
- Assist the CFO in mapping and migrating financial data (chart of accounts, vendors, customers, transactions, historical records) from QuickBooks to Sage Intacct
- Help set up and maintain Sage Intacct's multi-entity structure to reflect individual development projects, property-owning entities (LPs/LLCs), and management company books
- Reconcile data between the two systems to ensure accuracy and completeness during the transition, including project-level and entity-level balances
- Identify and troubleshoot discrepancies that arise during the conversion process
- Help document new workflows and processes within Sage Intacct, including job costing and inter-entity transactions
- Support user acceptance testing and validate that converted data matches source records
Daily Bookkeeping & Record Keeping
- Record day-to-day financial transactions across multiple development projects and property entities, including accounts payable and accounts receivable
- Track and code construction/development draws, contractor payments, and job costs by project and budget line
- Reconcile bank and credit card statements on a regular basis across multiple entities
- Process invoices, requisitions, and vendor/contractor payments, ensuring proper approvals and lien waiver documentation where applicable
- Maintain organized, audit-ready financial records and supporting documentation to support annual audits, tax credit compliance, and investor/lender reporting
- Assist with month-end and year-end close processes for both development entities and stabilized properties
- Prepare basic financial reports and project cost summaries as requested by the
CFO
- Monitor and follow up on outstanding receivables/payables and construction draw requests
- Support tracking of restricted funds, reserves, and escrow accounts tied to affordable housing financing (e.g., LIHTC, HUD, or other public funding sources)
- Ensure compliance with internal controls, accounting policies, and applicable funder/regulatory requirements
Qualifications:
- 2+ years of bookkeeping or accounting experience
- Experience with Sage Intacct (or a similar ERP/accounting system) strongly preferred; willingness to learn required
- Solid understanding of basic accounting principles (debits/credits, accruals, reconciliations)
- Strong attention to detail and comfort working with large volumes of data
- Proficiency in Excel (pivot tables, VLOOKUP/XLOOKUP, basic formulas)
- Ability to work independently while communicating proactively with the CFO
- Strong organizational skills and ability to manage competing priorities during the conversion project
Nice To Have
- Prior bookkeeping/accounting experience in real estate development, property management, or affordable housing
- Familiarity with LIHTC (Low-Income Housing Tax Credit), HUD, or other affordable housing financing structures
- Experience with multi-entity or fund/project-based accounting
- Prior experience assisting with a system migration or ERP implementation
- Familiarity with AP/AR automation tools
