Job description
A luxury hotel group is seeking an experienced Cluster General Manager to oversee its East London / Bloemfontein Hotel portfolio.
In this role, the successful candidate will be accountable for the operational, financial, commercial, compliance, and guest experience success across your assigned properties.
By managing, supporting, and challenging the on-site General Managers, you will ensure every hotel aligns with the group’s overarching strategy, brand standards, and budgets. As the strategic leader, you will set clear priorities, drive accountability, and ensure the region consistently hits its corporate dashboard KPIs through regular property visits.
Key Performance Areas:
1: Leadership & Team Management
- Talent Development: Lead, coach, and mentor General Managers and key functional leaders to build leadership depth, succession pipelines, and cross-property exposure.
- Strategic Alignment: Translate Group strategy into actionable, measurable property objectives, scorecards, and timelines.
- Accountability & Reviews: Conduct structured performance reviews with GMs; implement and document prompt corrective plans for underperformance.
- Recruitment & Culture: Support the hiring, retention, and onboarding of strong management teams while fostering ownership, teamwork, service excellence, and compliance with all SOPs.
2: Financial Management
- P&L Responsibility: Own the consolidated cluster financial performance, ensuring properties hit revenue, GOP/EBITDAR, payroll, and expense targets.
- Budgeting & Forecasting: Lead budgeting and forecasting processes, challenging assumptions to keep plans commercially sound and realistic.
- Variance Analysis: Review financial trends with GMs and mandate structured recovery or contingency plans when performance deviates.
- Efficiency & Controls: Drive strict cost discipline and operating efficiencies without sacrificing guest experience or asset quality; maintain rigid controls over cash, stock, procurement, and working capital.
3: Commercial & Revenue Performance
- Top-Line Optimization: Partner with Commercial, Sales, Marketing, and Revenue teams to maximise rate, occupancy, RevPAR, channel mix, and market share.
- Local Sales Execution: Ensure GMs actively drive local sales, leverage key accounts, track competitor intelligence, and convert market opportunities.
- Pipeline Management: Review pipeline, pace, and demand periods regularly to ensure commercial action plans are executed effectively.
4: Operational Oversight
- Brand Strategy Alignment: Reinforce the Group Strategic Plan, Vision, Mission, and Values across all properties.
- Metric Monitoring: Track comprehensive property KPIs, including occupancy, ADR, RevPAR, profitability, payroll, food costs, QA, and online reputation.
- Site Inspections: Conduct regular property visits to audit cleanliness, maintenance, F&B, security, health and safety, and service execution.
- Operational Efficiency: Deploy resources intelligently and share best practices across properties while keeping individual property teams accountable.
- Asset & Risk Management: Prioritise preventative maintenance and capital projects within budget; manage accurate operational reporting and act as the senior escalation point for material incidents.
5: Guest Satisfaction & Service Excellence
- Reputation Standards: Drive properties to meet and sustain Group targets for guest satisfaction, quality assurance, and online reviews.
- Feedback Loop: Analyze recurring guest feedback trends to identify root causes and implement measurable corrective actions.
- Guest-Centric Innovation: Promote a culture of service innovation that enhances the guest journey and motivates property teams.
6: Risk, Governance & Compliance
- Regulatory Compliance: Enforce adherence to Group policies, delegated authority, and labour, licensing, food safety, fire, HSE, and data protection laws.
- Audit Resolution: Ensure all audit findings and compliance risks are resolved swiftly; escalate and resolve repeated internal control failures.
7: Relationship Management
- Stakeholder Engagement: Build professional relationships with owners, shareholders, support-office functions, suppliers, and tourism bodies.
- Group Collaboration: Partner with corporate functional leaders to secure property-level support while maintaining local team accountability.
8: Scope of Authority & Mandate
- Hiring Authority: Select and recruit personnel below the Planning Committee level, adhering to approved deployment plans and delegated authority.
- Financial Planning: Formulate and recommend budgets, forecasts, benchmarks, and CapEx priorities for approval prior to execution.
- Expense Control: Manage operational expenses, payroll, and resource allocation strictly within approved budgets and benchmarks.
- Initiative Execution: Implement approved operational and commercial business plans within delegated limits.
- Risk Escalation: Immediately escalate material financial, operational, legal, reputational, safety, or people risks to the Operations Manager or Managing Director.

Specialized Knowledge
- Full-Service Hotel Operations: Deep understanding of rooms, F&B, banqueting/conferencing, front office, housekeeping, and maintenance.
- Commercial Strategy: Strong grasp of revenue management, sales, digital distribution, market segmentation, and competitor tracking.
- Financial Acumen: Advanced knowledge of budgeting, forecasting, cost control, variance analysis, and working capital management.
- Human Resources: Strong understanding of performance management, labour relations, and succession planning.
- Compliance & Maintenance: Knowledge of operational risk, health and safety, licensing, food safety, asset care, and CapEx planning.
- Tech Literacy: Proficiency in Google Workspace, hotel PMS, CRM, revenue management, and business intelligence systems.
Qualifications
- Education: Bachelor’s degree or recognized tertiary qualification in Hospitality Management, Business Administration, or a related field (equivalent senior hospitality experience considered).
- Licensing: Valid driver’s license and absolute willingness to travel regularly within the cluster.
Experience
- Tenure: Minimum of 15 years of hospitality experience, including at least 5 years as the General Manager of a reputable 4- or 5-star full-service hotel or resort.
- Leadership Scope: Proven experience managing complex operations and leading senior hotel management teams; multi-property or cluster experience is highly advantageous.
