Job description
To conduct negotiations with potential investors, tenants, and other stakeholders, as well as to commercialise the CDC’s various service offerings.
MANDATE
KEY PERFORMANCE AREAS
Commercial Negotiations
- Undertakes negotiations on behalf of the CDC with investors and other stakeholders or third parties
- Develops and oversees negotiations of investment contracts between the CDC and contracting parties in a manner that contributes to the CDC’s overall objectives (and specifically its financial viability) but recognising the financial, tax, technical, legal and environmental imperatives driving each investment
- Develops appropriate contract documents in consultation with CDC legal services
- Commercialises the various services the as proposed by the CDC to render to investors / tenants in the SEZ
- Assesses the viability of future investments and services to be rendered
- Develops business models that allow each service to be rendered on a commercial basis and, to the extent necessary, commercialise the service renderings
- Develops appropriate property and space solutions for investors in the SEZ
- Negotiates contracts with potential investors for the lease of land for development
- Negotiates contracts with potential tenants for space within the developments in the SEZ
Thought Leadership
- Conducts research and stays abreast of the sector in order to understand the sector and its drivers
- Provides thought leadership which impacts on the investments and decisions made by business development in order to enhances CDC’s future sustainability
Stakeholder Management
- Interacts with and maintains effective relationships with third, property associations, Chambers, bankers, investors
- Builds a network of and with professionals in the property industry DESCRIPTION
COMPETENCIES AND REQUIREMENTS
Educational Qualifications
Essential
- Bachelor’s Degree (NQF 7) in Commerce, Built Environment field (e.g. Civil Engineering, Construction Management), any related or equivalent.

Experience
Essential
- 7 years of commercial experience in deal-making.
Preferred
- Experience in contract management, drafting of contracts, and conducting commercial negotiations.
- Experience in the commercialization of enterprises or services.
- Previous transactional advisory experience.
- Property development experience.
- Experience in Stakeholder Engagement(s)
- Experience in conducting Financial Due Diligence

PERFORMANCE MANAGEMENT
Performance is monitored regularly at both an individual and a team level, in accordance with the CDC’s performance management system and control measures relevant to the position.
COMPLIANCE AND ETHICS
The incumbent is required to:
- Uphold the CDC’s Code of Conduct and Ethics Policy, demonstrating ethical behaviour and contributing to good corporate governance.
- Actively participate in and adhere to the CDC’s Quality, Safety, Health, Environmental, Information Security and IT Service Management System (SHEMS) policies and procedures. This includes a responsibility for identifying and reporting potential risks and incidents related to safety, security, and quality, and for contributing to the ongoing improvement of the CDC's SHEMS.
- Be familiar with and adhere to the CDC emergency preparedness plans.
- Maintain confidentiality regarding CDC trade secrets and Information Security policies.
- Obtain prior written permission for any business or pursuit outside of the CDC that may conflict with the CDC’s interests, including immediate family members working for a direct competitor, adhering to the CDC’s Conflict of Interest Policy.
