Construction Manager

Job Purpose:

The Construction Manager is responsible for planning, coordinating, managing, and overseeing all construction activities to ensure projects are completed safely, on time, within budget, and to the required quality standards. The role provides leadership to the Project Managers, Site Managers, Subcontractors, and site personnel while ensuring efficient allocation, compliance and client satisfaction.

Key Responsibilities:

1. Planning & Scheduling:

• Manage the master construction programme and project schedules.
• Plan and allocate labour, equipment, and resources across multiple projects.
• Review project specifications, drawings, and contract documentation before commencement.
• coordinate activities with design, procurement and commercial department and conducting weekly planning and progress meetings.
• Monitor project progress and implement recovery plans where delays occur.

2. Construction & Project Management:

• Manage multiple construction projects simultaneously.
• Provide leadership and technical guidance to Project Managers and Site Managers.
• Ensure projects are completed according to contractual requirement.
• Monitor projects are delivered within agreed timelines, approve project completion and site handovers.
• Conduct regular site inspections to monitor workmanship, productivity and compliance

3. People Management:

• Lead mentor and develop Project Managers and construction team.
• Manage subcontractor performance and relationships.
• Allocate resources according to project requirement.
• Identify training & development, while promoting teamwork and accountability.
• Assist with recruitment of site staff and subcontractors where required.

4. Health & Safety and Environmental Compliance:

• Ensure full compliance with the OHSA and Construction Regulations
• Ensure project - specific health & safety files are implemented abd maintained.
• Conduct regular site safety inspections and investigate incidents and implement corrective actions.
• Ensure all employees and subcontractors coply with company safety procedures.
• Ensure all required permits, inspections, and statutory documentation are maintained.

5. Quality Management:

• Ensure workmanship complies with company quality standards and project specifications.
• Conduct quality inspection throughout project execution,
• Ensure defects are rectified promptly.
• Verify that all project sign-offs are completed before project closure.
• Implement continous improvement initiatives to improve construction quality.

6. Cost Management:

• Manage departmental operating cost.
• Monitor project budgets and profitability.
• Control labour, plant, equipment, and material costs.
• Minimise wastage and improve resource utilisation.
• Review project cost against budget and implement corrective actions where necessary and improving project related expenditure within delegated authority.

7. Procurement & Resource Management:

• Ensure materials are available according to project schedules.
• Monitor equipment utilisation.
• Reduce unncessary equipment hire and subcontracting costs.
• Ensure effective utilisation and company assets.

8. Client & Stakeholder Management:

• Attend client meetings when required.
• Maintain professional relationships with client, consultants, architects, engineers and suppliers.
• Address client concerns propmptly and professionally.
• Proviide regular project progress updates.
• Assits in resolving contractual and operational issues.

9. Communication & Reporting:

• Conduct weekly project review meetings.
• Prepare progress reports for management.
• Report on project performance, budget, risk, and resources requirement.
• Communicate effectively across all departments.
• Escalate significant project risks to senior management.

10. Continuous Improvement:

• Improve construction processes and efficiencies.
• Develop and implement best practices
• Idenetify opportunities to reduce costs and improve productivity.
• Assist in developing departmental procedure and standard operating procedures
• Promote onnovation within the construction department

Qualification and Skill:

Essential Qualification:

NDip or Degree in Construction Management, Civil Engineering, Building Science or a related field

• SACPCMP Registration
• Health & Safety Qualification - SAMTRAC or equivalent

• Minimum 5 -10 years construction management experience.
• Minimum 5 years amanaging multiple construction project.
• Experience in commercial, industrial, and residential roofing projects.
• Experience managing subcontractors and project team.
• Strong budgeting and cost control experience

Pay: R550 000,00 - R780 000,00 per year

Ability to commute/relocate:

• Cape Town, Western Cape 8000: Reliably commute or planning to relocate before starting work (Preferred)

Education:

• Diploma (Preferred)
