Job description

Estate Manager (Residential Estate – Pretoria)

A well-established residential estate in Pretoria is seeking an experienced, proactive, and hands-on Estate Manager to oversee day-to-day operations.

Serving as the Board of Directors' on-site representative, the successful candidate will ensure the estate remains safe, well-maintained, financially responsible, and professionally managed.

Key Responsibilities

· Manage day-to-day estate operations and oversee daily work programs for estate staff.

· Plan and direct preventative and reactive maintenance for common property.

· Oversee contractors, service providers, security operations, and emergency preparedness.

· Monitor compliance with Estate Rules and Architectural Guidelines.

· Assist with operational budgeting, expenditure control, and insurance claims.

· Handle resident queries professionally and prepare operational reports for the Board.

· Ensure strict adherence to health, safety, and relevant legislation.

· *Minimum Requirements*

· Grade 12 (Matric) with a valid Code B driver's license.

· Minimum 5 years of management experience (preferably in estate, facilities, or property management).

· Proven experience managing contractors, service providers, and staff.

· Strong administrative, organizational, computer (MS Office), and reporting skills.

· Excellent written and spoken fluency in English and Afrikaans.

Advantageous: Prior HOA/Body Corporate experience, relevant property/facilities qualifications, or practical technical knowledge (maintenance, irrigation, landscaping, security).

Working Conditions & Offer

Position: Permanent, Full-Time (On-site in Pretoria).

Start Date:* 1 October 2026.

Remuneration: Market-related.

Expectations: Requires after-hours standby for emergencies and attendance at evening Board/AGM meetings.
