Estimator (Tendering) – UK Property Maintenance (Plumbing / Multi-trade)

LSR Services Group is a property maintenance company delivering plumbing, electrical, carpentry, decorating and general building repairs to residential blocks, managing agents and landlords across London. Our engineers are on site in the UK; our office team runs the business from Durban. We're growing, and we're building out a proper operations structure to grow further.

The role

You'll own the price of every job we take on. Every request that comes in from our account managers lands with you, and you'll produce the estimate: how many hours, how many visits, which parts, from which supplier, at what cost. You'll build our UK supplier network from Durban, price refurbishment projects, and lead our tender submissions. At the end of every job you'll review what it actually cost against what you estimated.

This is a hands-on trade person's job done from a desk. You need to know what it takes to replace a macerator in a first-floor flat or trace a leak behind a tiled wall, because you'll be pricing it without seeing it.

What you'll do

• Estimate all incoming maintenance requests: labour hours, number of visits, materials, subcontractor input
• Build and maintain a parts schedule on every estimate, with exact part, supplier, cost and lead time
• Build and manage our UK supplier list and trade accounts: London trade counters our engineers can collect from, and online trade suppliers for planned orders
• Maintain a rates library so estimating gets faster and more consistent
• Monitor UK tender portals for property maintenance frameworks and contracts, write and submit tender responses and PQQs
• Price refurbishment and small project work (bathrooms, kitchens, flat renovations, small commercial fit-outs); on larger projects, lead the bid working with our freelance quantity surveyor
• Run the commercial review at job close: actual cost vs your estimate, propose the final invoice, log the variance
• Work daily with our account managers (client side) and operations manager (delivery side)

What you need

• Hands-on plumbing background, time-served or equivalent — this is essential
• Working knowledge of carpentry, electrical and damp/building fabric repairs (you don't need to be qualified in them, you need to know how long they take)
• Experience estimating or quoting maintenance and small works, and able to show how you arrive at hours and prices
• Experience writing or contributing to tenders, bids or PQQs — strongly preferred; if you haven't, you'll need to show you can write clearly and work to a deadline
• Confident with spreadsheets; comfortable learning our systems (Jobber, GoHighLevel, SharePoint, Xero)
• Clear written and spoken English; you'll be dealing with UK suppliers and clients by phone and email
• Able to work UK hours from our Durban office

Big advantage if you have

• Worked in the UK trades and know UK materials, suppliers, pricing and building types
• Priced social housing, block management or managing-agent maintenance work
• Used a quoting or estimating system before
