Job description

This is a semi-skilled service and work is most often uncomplicated, well-defined, and requires a minimum of decision-making

KEY PERFORMANCE AREAS

  • Minimise the risk of loss and or damage through appropriate and timely response to incidents as per the standard operating procedures / guide / schedule provided.
  • Conduct daily routine inspections and conduct repairs timeously as per standard operating procedures / guide /schedule provided. But not limited to the following; plunging of blocked toilets and drains, cleaning drains and channels, fitting and servicing of taps, fitting of toilet seats and flush plates, installing doors, door stops, cabinet doors and locks, replace broken tiles, patch walls and floors with mortar, perform minor brick laying. Replace blown light bulbs, paving,
  • Work hand in hand with security to conduct routine checks on night lighting and report defects to the Facilities Managers.
  • Conduct routine roof assessments, minor repairs and cleaning of gutters and downpipes
  • Perform small to medium painting projects
  • Conduct car park inspections and report any potholes and sagging paving
  • Communicates with the on-site tenants in order to conduct repairs and maintenance
  • Report a lack of tenant specific maintenance to the Property Manager
  • Erect TO LET signage and close off all shopfront windows to vacant stores
  • Label all onsite keys to DB Boards, Plant rooms, Chambers, Storerooms, toilets etc. and maintain a neat and clearly labelled keys board/box
  • Conduct Fire equipment inspections and ensure an onsite plan is kept identifying the positions of such equipment.
  • Conduct regular fire exit door maintenance. Ensure fire escapes are always free of all obstructions.
  • Mark all bulk water meters and locations on a plan and aid the meter reading company
  • Pipe leaks, burst soil and water supply pipes to be reported to the Property Manager and isolate immediately to minimise damage
  • To ensure that all maintenance contractors reports to security and sign the register prior to conducting any works on site
  • To report any contractors conducting inferior quality of works to the Facilities Managers
  • Visit other sites as and when required.
  • Order stock timeously in order to ensure adequate stock levels at all times
  • Maintain a logbook of all stock ordered and used
  • Ensure contractors practices sound Health and Safety Procedures on site
  • Maintains a neat, tidy and organised work area and materials/equipment store
  • Service and repair various power and hand tools

QUALIFICATIONS, COMPETENCIES AND SKILLS

  • Grade 12
  • 3-5 years experience in a property maintenance environment. Building maintenance or estate maintenance
  • Interacting with tenants, customers, contractors, service providers
  • Attention to details
  • Be able to coordinate own work Ability to work as part of a team
  • Ability to work under pressure and to deadlines
  • Documents time and materials used on jobs
  • Ability to maintain focus while working unsupervised
  • Strong time management skills
  • Operate power driven machinery such as a drill, skill saw, grinder etc. to complete maintenance tasks
  • Moves objects such as ladders, paint drums, stoves, refrigerators, coolers, furniture, etc.
  • Works at heights greater than ground level while repairing or maintaining building structures (example: roof / gutter cleaning, painting, cleaning etc.)
