Housekeeping Team Leader for AirBnB Management Company

CTHA is looking for a hands on, reliable and organised Housekeeping Team Leader to join our team.

The Housekeeping Team Leader will be responsible for coordinating the daily housekeeping operation, ensuring apartments are cleaned and guest-ready on time, managing the movement of linen and stock, and maintaining CTHA's housekeeping standards.

This is a hands on position. The successful candidate will lead the housekeeping team while also performing Room Attendant duties on a daily bases. We are looking for someone who is comfortable working under pressure, takes ownership of their responsibilities and leads by example.

Key Responsibilities

• Plan and coordinate the daily housekeeping schedule based on departures, arrivals and priority turns.
• Allocate apartments to Room Attendants and set expected completion times.
• Brief the housekeeping team daily on priorities, standards and special requirements.
• Monitor the progress of cleaning and ensure apartments are completed and guest ready by the required cut off time.
• Conduct final checks and spot checks to ensure apartments meet CTHA's cleanliness and presentation standards.
• Ensure cleaning checklists and required photo evidence are completed correctly.
• Report and escalate maintenance issues, damages and missing items immediately, including photographic evidence where required.
• Follow up on outstanding issues and ensure guest impacting problems are escalated quickly.
• Coordinate the movement of clean and soiled linen between the office, laundry and apartments.
• Monitor linen levels, shortages, returns and correct handovers.
• Manage housekeeping stock and ensure all stock movements are properly recorded.
• Report stock shortages, variances, damages and write offs.
• Ensure there are no untracked stock movements or unauthorised swaps.
• Collect and secure guest keys from departure apartments and ensure 100% of keys are returned to the office by the end of the day.
• Coach Room Attendants on cleaning quality, speed, consistency and CTHA procedures.
• Address performance and attendance issues and escalate repeated problems in accordance with company procedures.
• Assist with cleaning apartments and perform normal Room Attendant duties on a daily bases.
• Lead by example by maintaining a high standard of cleanliness, professionalism and guest service.
• Assist with urgent housekeeping requirements and operational challenges as they arise.

Performance Expectations

The successful candidate will be expected to consistently work towards the following team standards:

• 98% of assigned apartments ready by the required cut off time
• Re-clean/callback rate of no more than 2 per 100 turns
• Stock runs completed with 0 missing items
• No stock variance ever
• Average cleanliness rating of 4.8 or higher
• No more than 1 cleanliness complaint per 100 stays
• 100% of guest keys returned to the office on the same day

Requirements

• Previous housekeeping experience is essential.
• Previous supervisory or team leader experience is essential.
• Experience in short-term rentals, hotels, guesthouses or serviced apartments will be advantageous.
• Strong organisational and time management skills.
• Ability to coordinate multiple apartments and team members simultaneously.
• Excellent attention to detail.
• Ability to work quickly while maintaining high cleaning standards.
• Good communication and problem solving skills.
• Must be reliable, punctual and able to work under pressure.
• Must be physically fit and comfortable performing hands on housekeeping duties.
• Must be willing to clean apartments and perform Room Attendant duties on a daily bases.
• Must be comfortable using checklists, reporting systems and digital platforms.
• Must have a strong sense of responsibility and accountability.
• Must be able to work independently and take initiative.
• A valid driver's licence will be an advantage.
