Trafalgar offers full-service sectional title and home owners association (“HOA”) property management services across South Africa. A strong focus on accurate budgeting, detailed financial management reporting and governance excellence underpin Trafalgar’s property management services. Trafalgar Financial Services (“TFS”) is a boutique financial services company specialising in a range of property financial services products, targeted at residential estates and complexes across South Africa. Trafalgar Financial Services (“TFS”) is an authorised financial services and credit provider with a specialist property finance focus.

As an ongoing recruitment effort and to build a talent pool, Trafalgar is offering an exciting new opportunity for a driven, dynamic and proactive candidate with a passion for the property industry, to join their team as a Sectional Title Accountant – Tax & Audit. The candidate must have excellent communication skills, possess great attention to detail and work well under pressure.

Responsibilities include (but are not limited to):

Taxation

  • Prepare and submit annual income tax returns (IT14 / IT12EI as applicable) for all assigned schemes, based on approved audited financial statements.
  • Prepare and submit VAT returns monthly or bi-monthly.
  • Request quarterly SARS statements of account to confirm no outstanding returns or payments for each scheme.
  • Manage all building registrations with SARS and maintain up-to-date public officer details.
  • Submit monthly EMP201 returns for schemes with payroll obligations.
  • Monitor and respond to all SARS correspondence, including audit notifications, queries and assessments.
  • Maintain a comprehensive tax compliance register per building.

Annual Audit File Preparation

  • Scrutinise the general ledger for accuracy and completeness before preparing the audit file.
  • Confirm all balance sheet items with third-party documentation prior to audit file submission.
  • Prepare the complete audit file in accordance with Trafalgar's audit file checklist.
  • Circulate audit files to the appointed auditors promptly, and inform Trustees/Directors of the submission date.
  • Follow up with auditors to ensure audit queries are received within three weeks of audit file submission.
  • Maintain an audit file tracker per building, recording preparation, submission and receipt dates.

Review of Audited Financial Statements

  • Receive draft AFS from auditors and scrutinise in detail, reviewing all audit journals, balance sheet movements and income statement lines.
  • Identify, investigate and resolve all audit queries in a timely manner.
  • Prepare audit journals for the Financial Analysis & Reporting Accountant with full understanding.
  • Ensure final signed AFS are received and documented within three months of financial year end.

General

  • Attend audit approval meetings and tax-related trustee engagements when required.
  • Daily review of email/correspondence/queries and resolution of same within a 24-hour time period as far as possible.
  • Escalate any buildings showing signs of tax non-compliance or audit risk to the Accounting Manager immediately.

Minimum Requirements:

  • Bachelor's degree in Accounting, Finance or a related field
  • Postgraduate Diploma in Tax advantageous
  • No experience required.
  • Knowledge of South African tax laws, SARS processes and financial regulations
  • Knowledge in Microsoft Excel
