Job description
Purpose of the Job
To deliver strategic financial insights and support decision-making by conducting market and asset-level research, financial analysis and analytical input for investment, leasing, and redevelopment opportunities within the Office portfolio.
Key Performance Areas
Financial Modelling
- Provide input to the Investment Model Analyst on proposed cashflows regarding investment, leasing and redevelopment strategies
- Maintain cash flow models by incorporating the latest assumptions regarding leasing, rental income, operating expenses, and capital expenditures.
- Calculate investment returns for both standing assets and new projects.
- Utilize MRI Investment Modeling (MRI-IM) for multi-year planning, leasing, and value-add strategies.
Data Analysis & Research
- Coordinate with sector teams to efficiently obtain asset-level information from diverse sources.
- Gather and analyze market, leasing and development opportunities.
- Conduct in-depth industry, market, and asset sector research and analysis.
- Obtain and analyze MSCI, SAPOA and RODE benchmark results and research, comparing performance against Growthpoint.
- Track and analyze the performance of Property Funds.
Strategic Support
- Assist the Group in compiling necessary information for the Deal Forum discussions.
- Analyze and evaluate redevelopment, disposal, acquisition and leasing opportunities and their sensitivity (ies) using MRI-IM, NPV analyses, and market research.
- Undertake ad-hoc financial modelling as required to support strategic initiatives.
Knowledge
- Good knowledge of accounting principles.
- High Proficiency in Microsoft Office suit (Excel, PowerPoint, PowerBI, Outlook, Teams, AI)

Experience
2-3 years’ experience in Property analytics and or Property economics.
Education
- Minimum BCom Accounting/Statistic/Economics or BSc Property Studies.

- Analytical Problem-Solving: Requires deep financial and market analysis, including sensitivity testing, benchmarking, and scenario modelling using tools like MRI-IM and NPV analysis.
- Data-Driven: Involves synthesizing large volumes of market, asset, and financial data to inform investment decisions and strategic initiatives.
- Collaborative: Works across sector teams to gather insights and validate assumptions, requiring coordination and problem-solving across functions.
