THE Pretoria Hotel is seeking an experienced, hands-on, and solutions-driven Maintenance & Facilities Manager to lead the hotel's maintenance and facilities operations. The successful candidate will be responsible for ensuring that all hotel buildings, guest rooms, public areas, conference facilities, equipment, and infrastructure are maintained to the highest standards, providing a safe, comfortable, and welcoming environment for guests and employees.
This role requires a proactive leader with strong technical knowledge, excellent organisational skills, and the ability to manage preventative maintenance programmes, contractors, and departmental budgets.
Key Responsibilities
Maintenance & Facilities Operations
- Plan, organise, and manage the daily operations of the Maintenance Department. Develop and implement preventative maintenance programmes for all hotel facilities, plant, equipment, and machinery. Ensure guest rooms, conference facilities, restaurants, public areas, offices, and back-of-house areas are maintained in excellent condition. Respond promptly to maintenance requests and minimise downtime and disruption to hotel operations. Supervise repairs relating to plumbing, electrical, air conditioning, refrigeration, carpentry, painting, tiling, and general building maintenance. Maintain and monitor building systems, including generators, water supply, HVAC systems, lifts, fire detection systems, and emergency equipment.
Facilities & Asset Management
- Conduct regular inspections of the hotel to identify maintenance requirements and potential risks. Manage the hotel's asset maintenance programme and maintain accurate maintenance records. Ensure all maintenance tools, equipment, and workshops are properly maintained and secure. Coordinate and supervise contractors, ensuring work is completed to the required standards and within agreed timelines. Assist with hotel refurbishment and renovation projects.
Health, Safety & Compliance
- Ensure compliance with all health, safety, fire, environmental, and statutory regulations. Conduct routine safety inspections and risk assessments. Maintain fire protection systems and emergency equipment in accordance with legal requirements. Ensure compliance with Occupational Health and Safety legislation and hotel policies. Support emergency preparedness and business continuity initiatives.
Financial & Administrative Responsibilities
- Prepare and manage the departmental budget. Monitor maintenance expenditure and implement cost-control measures. Source quotations and manage supplier relationships. Maintain maintenance schedules, service contracts, warranties, and compliance documentation. Prepare monthly maintenance reports for senior management.
Leadership & Team Management
- Lead, supervise, train, and develop the maintenance team. Allocate daily work schedules and monitor performance. Promote a culture of safety, teamwork, accountability, and continuous improvement. Conduct performance reviews and manage employee relations in accordance with company policies.
Manager on Duty Responsibilities
- Act as Manager on Duty (MOD) on a rotational basis when required. Support the overall hotel operation and respond effectively to operational issues and guest concerns.
Minimum Requirements
- National Diploma or Degree in Electrical, Mechanical, Building, Facilities Management, Engineering, or a related technical field. Minimum of 5 years' management experience in hotel maintenance, facilities management, or a similar hospitality environment. Strong technical knowledge of building maintenance, electrical systems, plumbing, HVAC, refrigeration, generators, and general facilities management. Sound knowledge of preventative maintenance planning and asset management. Good understanding of Occupational Health and Safety legislation and building compliance requirements. Excellent leadership, organisational, and problem-solving skills. Computer literacy, including Microsoft Office and computerised maintenance management systems (CMMS) will be advantageous. Valid driver's licence.
