Job Summary
The Maintenance Manager is responsible for the overall maintenance, repair, and upkeep of Oasis Life Burgundy Estate. This role oversees all maintenance operations, including estate infrastructure, buildings, landscaping and irrigation contractors, security systems, preventative maintenance programmes, and supplier management. The Maintenance Manager plays a key role in ensuring that the estate is maintained to the highest standards, providing residents with a safe, secure, and well-maintained living environment.
The successful candidate will be a hands-on, proactive individual with strong technical knowledge and the ability to effectively manage contractors, budgets, maintenance schedules, and emergency situations.
Key Responsibilities
Maintenance Operations
- Coordinate and manage all maintenance services, repairs, and preventative maintenance programmes across the estate.
- Schedule current and upcoming maintenance work assignments according to business priorities and emergency requirements.
- Efficiently assess maintenance requirements and ensure timely completion of all work orders.
- Maintain a daily maintenance log via Glovent and monitor outstanding maintenance requests.
- Implement and manage the estate's preventative maintenance programme.
- Ensure all maintenance activities are completed to a high standard and within agreed timeframes.
Facilities and Equipment Management
- Coordinate and manage the maintenance and repair of estate facilities and equipment, including:
- Appliances and electrical equipment
- Plumbing systems
- Refrigeration units
- Laundry equipment and machinery
- Building infrastructure
- Carpentry-related maintenance
- General estate facilities
Contractor and Supplier Management
- Manage and liaise with external contractors and service providers.
- Assist with the management of landscaping and irrigation suppliers.
- Negotiate and manage maintenance contracts and service level agreements (SLAs).
- Ensure all contracted services are performed as per agreed schedules and standards.
- Meet regularly with developers and contractors regarding outstanding defects and remedial work.
Security and Safety Management
- Conduct daily, weekly, and monthly safety inspections.
- Manage and monitor all estate security features, including:
- Access control systems
- CCTV systems
- Electric fencing
- Fire detection and suppression systems
- Emergency and evacuation procedures
- Coordinate and participate in emergency response planning and evacuation drills.
- Ensure compliance with all health and safety regulations and estate policies.
Resident Relations
- Attend to maintenance-related resident queries in a professional and timeous manner.
- Communicate effectively with residents regarding maintenance matters and project updates.
- Collaborate with other estate departments to ensure seamless estate operations and resident satisfaction.
Budget and Administration
- Assist in the preparation and management of the departmental maintenance budget.
- Monitor maintenance expenditure and ensure cost-effective use of resources.
- Maintain accurate records of maintenance activities, inspections, repairs, and supplier performance.
- Prepare maintenance reports when required.
Team Management
- Supervise and lead maintenance personnel where applicable.
- Allocate and monitor maintenance tasks.
- Conduct regular staff training and development initiatives.
- Promote a culture of accountability, professionalism, and service excellence.
Environmental Sustainability
- Implement environmentally sustainable maintenance practices where possible.
- Explore and recommend energy-efficient technologies and operational improvements for the estate.
Emergency Response
- Be available on call for maintenance-related emergencies on a 24/7 basis.
- Coordinate emergency repairs and liaise with relevant stakeholders to ensure prompt resolution of issues.
Minimum Requirements
- Minimum of 2 years' experience as a Maintenance Manager within premium residential, hospitality, or retirement estate environments.
- Grade 12 (Matric) – Essential.
- Valid South African driver's licence – Essential.
- Trade qualification (Electrical, Plumbing, Building or related field) – Highly advantageous.
- Proficient in Microsoft Office Suite.
- Strong technical knowledge across multiple maintenance disciplines.
