INTRODUCTION
CBD Management is seeking a reliable and skilled Property Accountant to join our team. The ideal candidate will have experience in property accounting and financial management, with strong analytical and organizational skills.
Job Purpose
The Property Accountant is responsible for ensuring the accuracy and integrity of the financial records for a portfolio of properties. The role includes preparing monthly financial reports, reviewing accounting transactions, maintaining compliance with accounting standards and tax legislation, supporting budgeting and forecasting processes, and ensuring that all property-related financial information is accurate, complete, and reported within required deadlines. The Property Accountant works closely with the Debtors, Creditors, Leasing, Facilities Management, and Property Management teams to ensure sound financial management and operational efficiency.
Duties & Responsibilities
· Prepare monthly accrual schedules and supporting reconciliations for review
· Prepare and process month-end journals, including accruals, prepayments, depreciation, provisions and reallocations
· Review income statements, balance sheets and general ledger accounts for accuracy and completeness
· Perform monthly balance sheet reconciliations and resolve reconciling items
· Review and approve cashbook reconciliations prepared by the Creditors team
· Review, approve and post expense transactions and journals
· Review and approve monthly prebilling checks performed by the Debtors team
· Verify rental income, recoveries, tenant charges and billing adjustments
· Review tenant deposits and refund transactions
· Assist with the preparation and upload of approved annual budgets
· Prepare budget variance analysis and financial performance commentary
· Assist with forecasting and cash flow reporting
· Ensure VAT compliance and review VAT-related transactions
· Maintain compliance with IFRS, company policies and statutory requirements
· Prepare audit schedules and supporting documentation for internal and external audits
· Respond to audit queries and assist with audit engagements
· Review recoverable expenses and ensure recoveries are in line with lease agreements
· Process reallocation journals to ensure accurate financial reporting
· Develop and improve accounting procedures and internal controls
· Review filing of financial documentation to ensure completeness and accessibility
· Liaise with Property Managers, Leasing, Facilities, Debtors and Creditors to resolve financial queries
· Assist with month-end and year-end financial reporting processes
· Identify opportunities for process improvements and increased operational efficiency
· Ensure financial records are accurate, complete and maintained in accordance with company policies
· Perform ad hoc financial analysis, reporting and other duties as requested by the Financial Manager
Requirements
· Matric – Grade 12 certificate required
· Bachelor’s degree in Accounting, Finance, or related field
· 3–5 years’ experience in accounting (property industry preferred)
· Knowledge of property accounting and lease structures
· Professional qualification (CA(SA), ACCA, CIMA) is advantageous
