Job description

LSR Services Group is a growing residential property maintenance company delivering reactive, planned and refurbishment works across London.

We work with managing agents, property managers, landlords and other property-sector clients.

Our work covers a wide range of residential maintenance, including:

  • Plumbing
  • Electrical works
  • Drainage
  • Multi-trade repairs
  • Carpentry
  • Decorating
  • Snagging
  • Damp and mould works
  • Bathrooms
  • Kitchens
  • General building repairs
  • Reactive maintenance
  • Planned maintenance
  • Minor refurbishment works

We are looking for an experienced Property Maintenance Estimator & Commercial Coordinator to take ownership of our estimating, pricing, procurement and commercial review function.

The Role

Your main responsibility will be to prepare estimates for residential property maintenance works.

You must be able to understand what a job actually involves, determine how long the work should take, identify the labour and materials required and build an accurate commercial estimate.

This is not simply a data-entry or quotation-administration position.

We need somebody who understands property maintenance and the practical realities of carrying out repairs inside residential properties.

You will also support procurement, tender submissions and the final commercial review of completed jobs.

Key ResponsibilitiesProperty Maintenance Estimating

You will prepare estimates for works including:

  • Plumbing repairs
  • Electrical repairs
  • Drainage works
  • Multi-trade repairs
  • Bathrooms
  • Kitchens
  • Damp and mould works
  • Carpentry
  • Decorating
  • Snagging
  • General residential repairs
  • Reactive maintenance
  • Planned works
  • Refurbishment works

You will review:

  • Client instructions
  • Property photographs
  • Engineer reports
  • Assessment reports
  • Videos
  • Site findings
  • Specifications
  • Previous attendance information

You will then determine:

  • What work needs to be carried out
  • What trades are required
  • How many operatives are required
  • How long the job should take
  • What materials are required
  • Whether specialist subcontractors are required
  • Whether equipment or access hire is required
  • The appropriate selling price

Labour & Time Estimating

A key part of the role is being able to assess realistic labour time.

For example, you should be able to review a maintenance issue and determine whether it is likely to require:

  • 1 operative for 2 hours
  • 1 operative for half a day
  • 1 operative for a full day
  • 2 operatives
  • Multiple attendances
  • Specialist trades

You must understand the practical steps involved in carrying out common residential maintenance works.

Materials & Procurement

You will also be responsible for:

  • Identifying required materials
  • Obtaining supplier prices
  • Comparing suppliers
  • Sourcing specialist items
  • Requesting subcontractor quotations
  • Identifying cost-effective alternatives
  • Maintaining preferred supplier information
  • Supporting material procurement for approved works
  • Building standard material and pricing libraries

Quotations

You will:

  • Prepare detailed estimates
  • Produce clear scopes of work
  • Prepare variations
  • Review additional works
  • Update quotations where scope changes
  • Ensure margins are protected
  • Maintain estimating records
  • Prioritise urgent quotations
  • Ensure quotations are turned around quickly

Commercial Review

Once a completed job has passed Job Report QC, it will return to you for Commercial Review.

You will compare the original estimate with what actually happened during the job.

You will review:

  • Original quoted labour
  • Actual attendances
  • Additional labour
  • Materials used
  • Additional materials
  • Variations
  • Additional works
  • Parking and other chargeable costs
  • No-access charges where applicable
  • Subcontractor costs
  • Scope changes
  • Items which should be added or removed

You will then confirm the:

Final amount to invoice

Once commercially approved, the job will move to Finance for invoicing.

Tenders & Bids

You will also support the business with:

  • Tender opportunities
  • Framework applications
  • Pricing schedules
  • Procurement portals
  • Bid submissions
  • Supplier questionnaires
  • Commercial responses
  • Tender deadlines
  • Supporting documentation

Experience with property-maintenance or facilities-management tenders would be an advantage.

Essential Experience

We are looking for somebody with genuine experience in residential property maintenance, construction or the trades.

Relevant backgrounds may include:

  • Property Maintenance Estimator
  • Maintenance Estimator
  • Multi-Trade Estimator
  • Quantity Surveyor
  • Contracts Administrator
  • Maintenance Supervisor
  • Trade Supervisor
  • Building Surveyor
  • Experienced Tradesperson moving into estimating
  • Construction Buyer / Procurement Coordinator

Knowledge of several of the following is highly desirable:

  • Electrical work
  • Drainage

  • Decorating
  • General building works
  • Bathrooms
  • Kitchens
  • Damp and mould
  • Residential repairs

Skills Required

You must be able to:

  • Understand maintenance jobs technically
  • Estimate realistic labour time
  • Identify appropriate trades
  • Identify required materials
  • Read engineer reports and site information
  • Interpret photographs and videos
  • Build detailed scopes of work
  • Calculate labour and material costs
  • Manage multiple estimates simultaneously
  • Work accurately under time pressure
  • Communicate professionally
  • Maintain strong attention to detail
  • Understand margins and commercial risk

Experience with Jobber, SharePoint, Microsoft 365, CRM systems or similar software would be beneficial.
