PROPERTY MAINTENANCE MANAGER – COMMERCIAL & INDUSTRIAL

Pretoria – Waltloo & Silverton | Full-Time | On-Site

R20,000 – R30,000 CTC per month + R5,000 commission for each successfully placed new tenant

We are looking for an experienced, hands-on Property Maintenance Manager to take responsibility for the day-to-day maintenance and upkeep of two multi-tenanted commercial and industrial properties in Pretoria.

This is a practical, hands-on position – not an office-based property management role. The successful candidate should be someone who enjoys fixing things, solving maintenance problems, and keeping properties in excellent condition.

You will act as the owner's on-site representative, manage four staff members, deal directly with tenants and report directly to the owner.

THE PROPERTIES

The portfolio consists of two properties:

• Zasm Industrial Park, Waltloo – 12 industrial workshops
• DriveHub, Silverton – 4 commercial tenants

KEY RESPONSIBILITIES

1. Maintenance & Property Upkeep

• Personally perform general maintenance and basic repairs, including plumbing, electrical, painting, and related work
• Identify and repair water leaks and help prevent unnecessary water losses
• Regularly inspect both properties and identify maintenance requirements before they become bigger problems
• Purchase materials and parts required for repairs and use the on-site workers to assist with maintenance work
• Ensure buildings, workshops, common areas and grounds remain neat, clean and well maintained
• Inspect units when tenants move out and ensure all necessary repairs are completed before reletting
• Implement and follow preventative maintenance practices
• Report larger maintenance requirements and projects directly to the owner

2. Staff Management

• Manage, supervise, and allocate daily work to four employees: two cleaners and two general workers
• Inspect completed work and ensure an acceptable standard is maintained

3. Tenant & Property Management

• Act as the company's first point of contact for tenants and maintain professional tenant relationships
• Follow up with current and former tenants regarding outstanding rent and negotiate payment arrangements where required
• Show vacant units to prospective tenants and assist with securing new tenants

REQUIREMENTS

• Minimum 5 years' practical experience in maintenance, construction or a similar hands-on role
• Strong practical knowledge of plumbing, electrical work, painting, building maintenance and general repairs
• Able and willing to personally perform maintenance and repairs – not simply supervise contractors
• Previous experience supervising workers
• Trade qualification or relevant technical certificate is preferred but not essential
• Fluent in Afrikaans and English
• Able to write clear, professional emails
• Valid driver's licence and own reliable vehicle
• Must reside in Pretoria and be able to travel between Waltloo and Silverton daily
• Reliable, organised, practical and able to work independently

WORKING CONDITIONS & BENEFITS

• Full-time, on-site position
• Normal hours: Monday–Friday, 08:00–16:00, with some flexibility by agreement
• Salary: R20,000–R30,000 CTC per month, depending on experience
• R5,000 commission for successfully placing a new tenant
• Fuel reimbursed for authorised work-related trips

• All necessary maintenance tools are provided
• Occasional assistance may be required outside normal hours in the event of a genuine property emergency
• Start as soon as possible
