Are you an experienced Property Manager looking to join a dynamic and growing rental team? Harcourts Dunn Rentals is looking for a motivated, detail-oriented *Senior Portfolio Property Manager* to manage a residential rental portfolio from start to finish.

Position: Senior Portfolio Property Manager

Location: Kraaifontein

Office Hours: Monday – Friday | 08:00 – 17:00

Salary: R15 000 – R20 000 per month (depending on experience)

Requirements

• Previous experience in residential property management (essential)
• Experience working with:
• WeconnectU
• RedRabbit
• TPN
• Strong administrative and organisational skills
• Excellent written and verbal communication skills
• Ability to work under pressure and meet deadlines
• High attention to detail and problem-solving abilities
• Valid driver's licence and own reliable transport (advantageous)

Key Responsibilities

Mandate & System Management

• Capture and manage property mandates and documentation
• Load and maintain accurate information on all property management systems

Tenant Screening & Placement

• Conduct credit, employment, and reference checks
• Assess affordability and compile tenant profiles
• Liaise with landlords for approval of prospective tenants

Lease Administration

• Prepare rental, deposit, and lease fee invoices
• Draft and manage lease agreements
• Ensure all documentation is compliant and accurately filed

Inspections & Deposits

• Coordinate ingoing and outgoing inspections
• Compare inspection reports and manage deposit deductions
• Process deposit refunds in accordance with legislation

Maintenance Coordination

• Manage maintenance requests from tenants
• Obtain landlord approvals where required
• Liaise with contractors and oversee repairs through to completion

Lease Renewals

• Manage lease renewals 2–3 months before expiry
• Communicate renewal terms with landlords and tenants
• Draft and process renewal agreements

Billing & Financial Management

• Prepare monthly billing schedules
• Allocate rental payments accurately
• Ensure landlord payments are processed on time

Arrears & Legal Processes

• Follow up on overdue rental accounts
• Issue demand letters
• Liaise with attorneys regarding debt collection and eviction matters

Communication & Client Relations

• Respond promptly to all landlord and tenant queries via email and WhatsApp
• Build and maintain strong professional relationships with clients

Interim Inspections

• Coordinate and conduct six-month interim inspections where applicable
