Tsebo’s security division is looking for a driven, disciplined and service-focused Area Manager to oversee operations across the West Coast and Langebaan region. This role is ideal for an experienced security operations professional who thrives in a high-risk, high-performance environment and who can lead multiple sites, managers, and teams while ensuring exceptional service delivery to clients and communities.

Main Purpose of the Role

The Area Manager is responsible for coordinating and delivering integrated security solutions, risk management services, and technology-enabled access/egress controls across multiple client sites in the West Coast and Langebaan region. The role ensures full compliance with SLAs, legislation, PSIRA regulations, SOPs, and company policies, while driving financial performance, client retention, operational excellence, and disciplined people management.

Duties & Responsibilities

Operational Leadership & Compliance

  • Oversee integrated security solutions, risk management, estate security systems, and NCC/electronic systems.
  • Ensure compliance with PSIRA, health and safety regulations, residential by-laws, and site-specific SOPs.

Financial Management

  • Manage wages, rostering, overtime, leave, and headcount planning.
  • Control site overheads, contract profitability, margins, and financial reporting.
  • Drive upselling, price escalations, and revenue growth.

People Management & Development

  • Lead Site Managers and Mobile Supervisors, ensuring effective deployment and staff utilisation.
  • Conduct disciplinary processes, performance reviews, training, and succession development.
  • Manage PRP systems, biometric enrolment, and shift patterns.

Client Relationship Management

  • Maintain daily client contact and perform regular site and after-hours visits.
  • Conduct SLA reviews, risk assessments, audits, and customer meetings.
  • Resolve service issues promptly and communicate effectively.

Security Operations Oversight

  • Manage incidents, CiiMS reporting, site changes, alarms, and emergency communications.
  • Reduce absenteeism, optimize scheduling, and ensure maximum coverage.

Business Development

  • Identify opportunities for growth, cross-selling, and regional expansion.

SHEQ Standards

Adhere to ISO 9001, 14001 and 45001 requirements and the company’s SHEQ management system.

Skills and Competencies

  • Excellent knowledge of security protocols and procedures
  • Computer Literate
  • Report writing
  • Outstanding organizational and leadership skills
  • After Hours visits / routine blitz security checks to combat crime
  • Ability to manage a team
  • Experience using relevant technology and equipment
  • Proven experience as a contract/security manager
  • Drivers license (own transport) - reside in close proximity of client site
  • Computer literate with sound financial acumen.
  • Risk assessment and security operations expertise.

Qualifications

  • Grade 12.
  • Tertiary qualification or 3-year diploma in Security Management.
  • PSIRA Grade A.
  • Firearm accreditation (business and private).
  • Valid driver’s licence (1–3 years).
  • Clear criminal record (MIE/SAPS).
  • First Aid (Level 1 or equivalent).

Experience

  • 3–5 years’ security management experience.
  • 1–3 years’ experience with access/egress systems and technology.
  • 1–3 years’ financial management (budgeting, P&L).
  • Client relationship and customer service experience.
  • Incident management, conflict handling, and powers of arrest.
  • Experience with dog handling (DH1), residential safety, and fire-fighting advantageous.
